What do you do if you notice cracks after work at your home or at the neighbour’s. Perhaps you notice the appearance of mould, the presence of humidity or saltpetre on the walls of your house?
If you notice a problem in your property, we can help you determine the cause of the problem. Is a company or the neighbour responsible? Roof damage can cause the roof to lift. Clay soil can also cause cracking during dry spells. There are many types of cracks, and some may not present a danger to the structure of the building, for example if they have been present for a long time and do not grow.
Problems we are often consulted on include:
- The appearance of cracks in walls or terraces
- Difficult opening windows or doors
- Leaks or the appearance of damp patches in floors, ceilings, and walls
- Damage to timber or corrosion/erosion of load-bearing beams or supports
- Roof damage or changes in roof structure (sagging, twisting)
Noticing a change such as those listed above can be a cause of great worry and stress for homeowners. In this case it is wise to obtain a building pathology report as soon as possible to avoid a problem getting worse and to minimise the cost of any repairs. The sooner you act the sooner you can
My training and experience will allow me to determine the causes and assess the danger to the structure of the building.
In a building pathology evaluation we first check every defect and investigate possible causes. As a result of this work you will have a recommended set of actions – and estimated prices – to take in order to remedy the situation.
If damage has been caused by a third party (a contractor, company, or neighbour) you will be advised on your legal position and Southern France Survey can act on your behalf (in the first instance). In most cases, insurance companies will reimburse repair work.
Some situations can be complicated: trades people may not have the qualifications or insurances that are required. Having worked within the French building industry for over 20 years there are very few situations that I have not seen before!
Construction/defects Evaluations
You are having difficulty with the craftsman who is carrying out work on your home or building your house. The situation has degenerated and you do not know how to re-establish communication with the craftsman or architect. You need advice to find a way out of the crisis.
Thanks to my experience of building site management and experience working with builders and other French artisans, I can help you reconnect with the worker on the site. There are rules that correspond to the missions of the various stakeholders and I can remind them of their contractual obligations.
I assist you in finding faulty workmanship in the context of a contradictory expertise (with the stakeholders) so that the expertise is legally enforceable.
A neutral, objective, and professional external opinion with quantified technical solutions will allow you to make an informed decision and get your project moving again.
